Triangle Luxury: What’s New in 2023?

Welcome to Boostly Podcast Episode 574.

In this podcast episode, host Mark interviews Moriya Rockman from Triangle, a property investment platform.

The interview covers updates and developments since their last conversation in September 2022.

One of the major updates is that Triangle has reached out to new countries and destinations, giving investors access to high-yield opportunities.

Triangle has also started to work with construction companies to offer investors newly built properties before they are available on the market.

Moriya explains that property managers are often some of the first to know if a property is about to be sold or if a homeowner is thinking about buying something new, making it an ideal time to act.

Additionally, the company's growth from 700,000 to 1 billion in property investment is due to the Boostly community and other property managers who have enrolled in Triangle and uploaded their properties to the platform.

Overall, Triangle is expanding its portfolio, offering diverse income sources for investors, and working to provide unique opportunities to its clients.

[00:00:00] Mark: When we last spoke, you said that you were sitting on about, um, 700,000, uh, dollars or euros in, in property investment. Now it's gone to 1 billion. Can you just sort of talk to how you've managed to go from growth in such big numbers? What's been the, the message and how you've been able to, to get to such a high valuation?

Moriya Update

[00:01:10] Uh, and it'll bring it up. But the main question is, what have you been doing since we last spoke in September, 2022? What have been the main updates to Triangle and what can you share with us?

[00:01:19] Moriya: Okay. A lot, a lot of new updates. And, uh, we reached out into many new, uh, destination and new countries. So today in triangle investors can find S t r, uh, with very high yield and interesting ones around the globe, uh, growing by, uh, different countries almost every day.

[00:01:42] Um, we reached out into, um, something that can be very, very interesting for the Busti community. Exactly going on the same line of what you suggested of diversity or income, uh, sources and expand your, your, your hands into, into different fields. Did you ever think, uh, mark, about the possibility that we as property managers will get completely new, amazing properties, new properties in the market before anybody else?

[00:02:15] Not because the homeowner reached out to us, but. The construction company already, uh, in touch with us and, and believing that because of your power to give an estimation of how this beautiful apartment or villa going to be an amazing sdr, your knowledge, uh, this is why people will buy this property. And of course you will be the one to manage it.

[00:02:40] So, thinking about this, we already put in place in a triangle. Some, uh, properties that are, um, uh, newly built just like this one. You can see it here. This is the way that, uh, property, uh, sorry, investors are looking at triangle. We can see this property in Cyprus is newly built. And, uh, we believe that, um, that this property can, uh, uh, create a forecast of 18%.

[00:03:10] How can it create a forecast of 18%? Property manager from Cyprus was there. Check the, the, the position, check the size of the, of the property, and that was their estimation.

[00:03:23] Mark: The, the big thing that I've noticed on the, on the website and everybody, please do go and check it out. It's triangle hyphen luxury dot.

[00:03:31] Is when we last spoke, you said that you were sitting on about, um, 700,000, uh, dollars or euros in, in property investment. Now it's gone to 1 billion. Can you just sort of talk to how you've managed to go from growth in such big numbers? What's been the, the message and how you've been able to, to get to such a high valuation?

[00:03:51] Moriya: So, uh, first of all, some of it is also thanks to the Boostly community. And other property managers that been enrolled to a triangle and just start to upload some properties from their, um, you know, from their collection. Actually, if you think about it, we, the property managers, if we are one of the, of, of the first people to know if a property is about to be sold after the homeowner probably discussed with their, with their wives or the other way around with their husbands.

[00:04:20] And why is that? It's because we are managing these properties. We are taking bookings. In one point, maybe they want us to stop, they want us to, to change strategy. So we are knowing this before and ahead, and this is exactly the moment to act. Or even before that, if we know that homeowner is thinking about buying something new.

[00:04:41] This is, uh, this is the moment to, uh, to act and suggest them, uh, to, to give you, uh, the possibility to be involving the sale from their side. Don't forget that they are the one rewarding you as well, and can be real estate. Um, uh, percentage. In most countries, it's two to 3% from the sale. Of the, of the property.

[00:05:00] It can be worth like, a lot, a lot, a lot of bookings, uh, that we take in the everyday life. Uh, but more than anything, the continuity, you'll be the one continuing with the new homeowner. So yes, this way we grew up, uh, uh, mark, um, and, uh, you'll be surprised that also, uh, existing, um, you know, guests of ours wanted to, to, to share their properties in their.

Can I Still Work With Landlord

[00:05:28] Mark: big question that came back to us, uh, as we circled this around the Boostly community was, I don't own the property. I am a management company. Or I do rent to rent. Can I still, um, list the property? Can I still work with the landlord tied the property house? But, but

[00:05:44] Moriya: of course we were not reaching out to property owners.

[00:05:48] We are reaching out for property. Guys, I want to, to give you, um, um, a, a glimpse again about how does it look from the inside for, for you to understand that it's all about you, your knowledge and your time to, um, uh, to, to, um, to celebrate the fact that you are managing these properties and giving it the asset, giving it the, uh, the, the valu.

[00:06:15] Okay. You are the one that, that taking the same price of, of, of three villas or three apartments in the same street and giving it an added value because of your management and the money that this house is creating. So first of all, in this, in this, um, um, website of ours that I know that, uh, mark, you probably will share, you will understand everything about your role and definitely you don't need to own, own any property.

[00:06:41] You should be managing as many proper. Holding the knowledge and sharing it before the real estate agent knows about it with triangle, or triangle is an investor's plug that are exposed to, uh, all these beautiful properties that you, uh, uh, that you're sharing with us, and they have the choice to go and to see your different properties.

Can People In The UK Register

[00:07:07] Mark: Okay, so, uh, the next question, a, a lot of the properties. You've shown, uh, Europe based making and a, et cetera, et cetera. What about the people in the uk? Can they still register? Can they still put the details down? Is, is this welcome? Of course. So of, so of course more

[00:07:22] Moriya: than welcome. Good. Everywhere the uk um, and anywhere else in the globe, we just, uh, about to, to upload an amazing, uh, collection in the socials.

[00:07:34] So if it's open to the SATs, guys in the uk, you are so, so, so, To share your properties in, uh, in the uk I do want to give some kind of standards, uh, expected. Uh, right now the average, um, um, property in triangle is turning for 3 million, uh, euros. Uh, but of course we are, um, you know, leveraging it and we are opening, uh, for much more, uh, diversity.

[00:08:05] We do want to aim for properties of half a million more because we want to work, uh, uh, uh, in a way that it'll be, uh, good for you and also good properties and, and, and such ones that you know when you managing it after and before, of course will be rewarding for your work. So try to aim for those. If you believe that you have an amazing studio and it's worth less, still share it.

[00:08:34] And we'll try to see if the unique proposition it's got, it's suitable for, uh, triangle investors. So the link

[00:08:41] Mark: I want everybody to go to or write down or make a note of is It's easy to spell. You should know how to spell Boostly by now, and you should know, know how to spell triangle.

[00:08:52] Uh, go to there because that's where you can register your interest and you can, um, get access at a back office and all that cool stuff. And you can start to add the properties in. And of course, if you're a guestie, your life is gonna be so much easier. But even if you're not with guestie and if you with another pmms or not with one all still, go in, add your properties and you know, get used to the community.

Where's the best place for resources? Where's the best place to go to? Where's the best place to ask or answer any questions about triangle?
