[00:00:00] Liam: Okay, so it looks like we are live so welcome to another episode of behind the host podcast, and today's gonna be a little bit different. So today I'm joined by the founder and CMO of smiling house, Moriya Rockman, and I'm really excited to speak to her about her new start up triangle luxury. Now, if you're a host and or a property manager, You deal with holiday LEPs in general, this is something that you're gonna really want to pay attention to.

[00:00:29] Liam: This is exciting. This is new, and you need to spend the next sort of 20 minutes or so really understanding what triangle luxury is and how it could help, uh, you as a property manager and also some of your owners and some of the investors that you might invest for. So, uh, today, um, let's introduce Maria, thank you for coming along and, uh, and welcome.

[00:00:52] Moriya: thank you so great to be here. Thank you for taking the time. I'm very excited to, uh, introduce, uh, tri luxury and the cooperation with boost Lee. So, uh, yeah.

[00:01:03] Liam: Well, let's get started by, um, not everybody who's listening will necessarily have, um, have come across here. So, uh, if you introduce yourself and, uh, a little bit about both smiling house and, uh, and triangle luxury.

Introducing Moriya

[00:01:17] Moriya: Okay. So, um, I'm, I'm Maria Rockman. I'm, uh, from, uh, Switzerland, I'm originally from Israel. Maybe you can pick it up for my accent. Um, and I'm the founder and the CMO of a smiling house, which is. Today, um, property management and an OTA focusing on luxury accommodation, worldwide. We are active in 33 countries and you can check it, check us out as a channel, via booking P or rentals United.

[00:01:46] Moriya: Um, but today I want to talk to you about something else. Um, in the last few years, working in smiling house, we got more and more people coming, knocking on our door and asking. How much these properties cost. Guests who staying in a place like wishing to, to buy the property where they're staying. Of course this is happening more in luxury than, uh, in other circumstances, but I'm sure that it's maybe, uh, been part of your experience as well.

[00:02:16] Moriya: I heard it from many, many, many hosts around the world, um, that, uh, they've been exposed, uh, for, um, for, for, for, for kind of request about, uh, purchasing, banging the. With their management, um, uh, and because of their management. And, um, I'm happy to say that we in smiling house, um, uh, sold in the last two, two and a half years, mostly since the pandemic, uh, started six houses in the total worth of $25 million.

[00:02:47] Moriya: Wow. To, mostly to our guests and to also to some kind of, um, Hosts overseas that wanted to, um, um, to, to extend their season. And instead of just summer destination to have a, a winter, uh, destination. And then I said to myself like, Hey, this can't be the something over here. It can't be that it's only happening to me.

[00:03:11] Moriya: And I start to investigate. It was a bit hard because it was the time that we couldn't meet each other. And it was all via zooms, but people from the other hand had more time and I realized. A lot of my colleagues, the people I'm working with in the everyday life from St. Bar till central bay, uh, had the same experience.

[00:03:32] Moriya: And we all, um, um, you know, talked about it. And how, how, how, how do you, how do you give the information about the house, about your management and it's all about excels and from your PMs and, and, and things like this, but nothing that's really suitable for. Um, uh, for the real estate world. And then this is the moment where I kind of say, okay, this is something big.

[00:03:55] Moriya: I have to be busy with that. And, uh, I'm, I'm a pioneer I, a serial entrepreneur. So. I, I didn't delay one second more start to develop a triangle. And today I'd be happy to, to show you how you, um, property managers can be, uh, all homeowners in case that you are managing your own properties can be involved in real estate deals and even more important than, than the one part of being involved and, and be part of a cell, how you make sure that this house is not gonna be sold to a couple with a, with a.

[00:04:32] Moriya: And you guys going to have the continuity of your management or even get from triangle matching of new properties into your collection.

[00:04:42] Liam: Such, it's such a good idea because, um, often as a host myself and property manager, we have owners all the time who need to sell properties for, for whatever reason, or they come to us asking what property should I buy?

[00:04:55] Liam: And we don't always have time. We, we are busy managing the properties. We don't always have time to necessarily have that, uh, side to the business. So this is where, uh, you know, through trying a luxury, it gives you the tools to, to be able to do that. So I'm excited. I won't take anything away. I'll let. Uh, go through it and, um, you know, show, but for everybody, who's listen into both the podcast and on the live, uh, definitely pay attention to the screen, uh, for, uh, for Maria to explain this, this is really exciting.

What is Triangle Luxury?

[00:05:21] Moriya: Yeah. So you want me to, to, to share my screen right now? Yeah. Go ahead. Share the screen. Yes. So. Yeah. Yeah. So here, this is a triangle luxury. First of all, you should know the triangle luxury is a close platform, and this is something that your homeowner definitely wants to know. He wants to know that if he puts a play his, his place online with you, it's actually not online.

[00:05:42] Moriya: Only the investors that hanging around, um, a triangle luxury and interested in. Properties from property managers with the yield of property, manage management will be exposed to this data. So if now I'm gonna give you, um, um, uh, kind of a glimpse of, uh, how an investor is able, uh, to, uh, to see this, uh, uh, uh, property.

[00:06:08] Moriya: And then we are gonna look quickly of how you can upload properties, uh, uh, to, to triangle. So we have here a demo in invents investor, of course, because an investor normally will see only properties in certain destination or lifestyle, but the, the lifestyle search here can be, um, uh, very wide. This is another thing that is different triangle than, than, than looking at the real estate.

[00:06:33] Moriya: Um, You can see Spain next to Greece, Italy next to, uh, Israel and the UK next to Switzerland. So, um, he has, uh, the, the investor have a completely different overview over, uh, the properties and his money and how much yield and how much, um, um, you know, the focus of, um, management, um, uh, by. Uh, done by you, uh, would be, uh, his best investment.

[00:07:06] Moriya: So if we look for example, at this property in Italy, okay, we can see that there's a 34% yield, how we get to this number. And this is how it's, how, how investors looking at it from the inside. He will see the sales price. He will see the gross income coming from the property manager, all these details. Uh, uploaded by the property managers and this will be the cash on cash, um, uh, financing, uh, that creating this yield.

[00:07:41] Moriya: What, what do I mean by that? In, in, in, in Italy, they will get up to 70% financing from the bank, all the interest. And so is already been calculated. And because this is what the property manager is creating in 120. The yield of these property is becoming 34%. Okay. Um, so, um, for the homeowner, they will be able to get all the information already on what I'm calling it on a plate.

[00:08:14] Moriya: You know, I dunno if you are aware of it or not. Um, but this kind of, um, Of information is, is something that normally, especially, uh, somebody would want to buy, uh, a property overseas. An SDR overseas has to spend so many times traveling in order to get this information here. It's, uh, it's given in a, in a way, you know, in a wide way that, um, that including video.

[00:08:40] Moriya: You can see, uh, all the pictures that you want and can share in a, in a way that is very much an eye opening. Um, you can add some videos and drones and you can give the forecast in this property. We cannot see the forecast, but I show it to you. Another one, of course, from here, just copy paste from your, um, existing, um, Whatever the rest of the information, the listing, all the details.

[00:09:10] Moriya: Don't forget that this time we're selling the property. So we will need a little bit information about the size. Um, and, um, and, uh, that's it. This is how, uh, um, an investor can, can see, uh, the property can choose and can, uh, decide that he he's. Into it. Now here, this is very important. You can see here just three years of management.

[00:09:37] Moriya: This is your place to, to, um, to shine. This is your place to show your good management, um, um, record. And that's what actually creating, uh, the yield for, for, for the property. Um, we have another role that's called, uh, ambassador. And in this, uh, role, um, we have great people, uh, like the Boley actually, um, a community that's introducing a triangle.

[00:10:09] Moriya: And, um, because of this, we are able to also match new homes with your collection. So we are not only expecting you to give, um, the properties that under your management that are for. But we can also surprise you. Like I did today with, uh, um, a guy, uh, that I'm working with a property manager from Greece, from Paris that I'm working, uh, with for many, many years today, I gave him through property, two properties through triangle, newly built that looking for, um, uh, management.

[00:10:46] Moriya: So as, as a start, the property manager will be also the only professional that will. The focus of, of, of these properties in case that are for sale. And of course, uh, in case of a sale, or just in general matching, we are doing in triangle matching between new properties that are coming from, um, you know, uh, constructions or from, uh, ambassadors to your portfolio.

[00:11:13] Moriya: This is like, uh, um, just a little. And then if you want, uh, Liam, I can show how it's working from the inside for the property manager, but in general, uh, what we are doing, we are giving you, because you're coming through robustly, we're giving you a code, uh, where you be able to just, you know, like, um, it's, it's, it's like a Dropbox where you can put the pictures, then, uh, the description, the link to your Airbnb or to the link to your website.

[00:11:43] Moriya: And we will do the first part of uploading property on your. Wow.

[00:11:48] Liam: That's really good. So, so there's from a property manager's point of view. I mean, the benefits are just vast here because one of the, uh, problems we have as, as property managers is when somebody goes to sell the property office warriors, like you say, it's gonna get bought by a family who.

[00:12:03] Liam: Uh, we won't then have the continued management of that property through a platform triangle. It just means that it'll be passed to an investor who is interested in the yields of the, um, of that property and who very likely is gonna want to carry on with, with our performance. Isn't it. So there's a major benefit there for a property manager.

[00:12:26] Liam: And then from our investors' standpoint, Just having that place where we can send, uh, we, we, we, we got a lot of investors say, what, what should I invest in? Well now we've got a platform to be able to send them to, instead of traditionally here in the UK, where they're looking at right move they're then having to get in touch with the owners they're then having to get in touch with the management company.

[00:12:46] Liam: All of that time is then saved through a platform like yours.

The benefits of Triangle Luxury

[00:12:49] Moriya: Is that correct? Right. And, and let's not forget that, uh, when you are involved, uh, through triangle, you are actually representing. Owner and triangle is representing the buyer. So, you know, if your owner will get, um, um, to get, to sell his property through you, of course you consider to be like the realtor in debt case.

[00:13:11] Moriya: Um, In case of legal, um, markets that requires to have a, um, an, um, um, you know, an official, um, real estate, uh, you know, realtor, um, um, how do you say certificate or something like that? Uh, so we will hook you or use the, the existing one of the, um, the owner and make sure that you will get your. Is a fair share, like a co realtor in the deal.

[00:13:42] Moriya: But actually from what I learned from art, I investigated, um, the big, um, the, the big kick, you know, for us property managers, actually not to lose the, the, the property beside the fact of the money that comes with the sale and think about it. We are all part of an industry that let's say is like 11 years old, almost 12 years old, not, not much more.

[00:14:11] Moriya: We all knew. Right. And that's why our occupation is new and our abilities is new to, uh, to the others. But let's, let's admit it. The, when we just started all of. This business doesn't matter if it started, you started two years ago, three years ago, maybe somebody started a long time ago, like me, like eight or nine years ago.

[00:14:32] Moriya: Um, we get these homeowners as a fact, and these homeowners looked at us in a certain way and sometimes let's admit it. They were not the super duper most evaluating people on the other side we had to ask them. Hey, it's time to change the, the, the, the, the, the balcony or the garden furniture. And they say like, ah, it's okay.

[00:14:55] Moriya: You know, we're doing good enough, no need, uh, you know, all kind of upgrades that we asking for. That we know that will make the benefit immediately reflected in the price in the booking. And not always, we have the nicest person or the most listening person on the other side. Imagine that while upgrading the, the new homeowner person who choosing to buy this property because of you, you have a place here in, uh, triangle to share what you would like the homeowner to.

[00:15:31] Moriya: In in as part of his, uh, uh, purchasing. So here, by the way, this is what we are gonna give you in the end. This is where you are registering as a property manager. But I guess that you're gonna get a, a, a great link one time click from, uh, from boost, from boost to, to register with all the benefit of us uploading the properties on your behalf.

[00:15:51] Moriya: Uh, but just to give you an idea, Of what you can ask the homeowner, the new homeowner, you can give him everything you have in mind. You ha you can, you can tell him how much you want them to, um, uh, to spend and on what you can tell them, by the way, beside the, the, the, the price of, uh, of, of the property, you can actually.

[00:16:14] Moriya: You know, benefit from this or from that you can make weddings in this place or retreats, you know, you can open the mind of a new investor to new ideas. If we will look here at, um, at my own, um, um, you know, uh, listing in triangle, This is how it's looking. Like we can see all the properties, the one that are active, the one that are on hold, the one that, uh, are sent to, uh, to be submitted.

[00:16:42] Moriya: And it's important for you to understand that each and every person in this, um, in this platform, uh, from the investor and including yourself, is getting. Um, you know, it's getting like ified, it's getting into some kind of due diligence. And the fact that you're coming from, uh Brucely is saving us and you all this hassle, uh, we immediately, uh, approving you to be, uh, who you are.

[00:17:10] Moriya: And so on. I want to give you this example here in of this property, because it's actually a property that we. It's sold and it's on the market again. Um, but we sold it, um, to a homeowner, uh, sorry to a property manager that lives in, in Mikonos. And the idea that we can also play a role of opening the mind of the homeowners, the existing homeowners.

[00:17:37] Moriya: We. Of, um, of, of, you know, of having another opportunity, uh, and they counting on our management. This is, this is really like a big deal. So how do we get to, to, to put all these details when you upload the property to triangle you actually, after we, you know, we put in the pictures and so on, you just need to, um, to, to write what is the sales.

[00:18:04] Moriya: You know, and the kind of property it is, if it's apartment and so on and the address, then we'll do the rest on your behalf. We upload the pictures. You upload the videos. If you have, uh, we choose this amenities because some of the investors will look according to this kind of tags. So as many tags as possible, And then the general description and so on.

[00:18:28] Moriya: And then the next, uh, part, which is the only part that you will need to, uh, to fill up, cause this is your business and not ours. Uh, is this one, this yield summary, you start from the, from the year that you are managing the property and the style, are you managing it like a percentage or fix, and then this kind of information of how much mortgage will be given.

[00:18:55] Moriya: In your, in your, uh, uh, country. And like, you can say here, look, if you buy this property, that's what I told you. This property to this new homeowner, which is a property manager for Mikonos. If you buy it, actually, you gonna get the worth of 90,000 valid architect plan. That's what the owner told. That you know, it's worth money, but it's not part of the, of the renting world, but you can build a pool in this apartment and you're gonna get all the furnitures for free.

[00:19:28] Moriya: Come on. Where in the world you will get all the furnitures for free. If not, because of us convincing the existing homeowner that this is being sold to somebody in vacation rental, somebody wants to do vacation rental. We want continuity. We want to use the same beautiful picture. It's

[00:19:44] Liam: giving homeowner it's a turnkey type operation then for the new buyer.

[00:19:48] Liam: Isn't it? So it's a right.

[00:19:50] Moriya: Not, yeah, not only that. Imagine that you buy you selling now through triangle, um, a property, maybe this property has some bookings in the future. We, we will sell it. In total continuity with hopefully with the same pictures. Hopefully if you can convince the homeowner, uh, to, to include the furnitures enter price.

[00:20:10] Moriya: So the new homeowner just got it, like, you know, with the, with the future bookings. So just to, just to go quickly, then the, the other thing that you very important that you, that you fill up is how many nights you booked it in that year and the average nightly rate. Each time you pressing the calculate here in the.

[00:20:29] Moriya: And this is what actually creating, uh, the yield and, and, and so on. If we want to tell the homeowner that he should spend some money on this property, and this is where we, um, uh, we, we ask him to, uh, uh, to do so in extra expenses, we can say, please, Please, please change this, uh, uh, you know, balcony, furnitures and pay another 20,000 and have it all done.

[00:20:59] Moriya: Or please, please, please. Um, um, add the jacuzzi. We be into all,

[00:21:05] Liam: all the stuff on our wishlists for the property. Exactly. That need to be there, which is cool.

[00:21:10] Moriya: Yeah, exactly. So this is your place to talk without talking with the future buyer and to be involved in, um, in, um, selling the properties among your collection.

[00:21:20] Moriya: And also, like I said, as a, as a credit, uh, to get hopefully a matching with new properties on the market that are not on the vacation rental market yet. And of course we can only match it with great, um, um, you know, hosts that we were having the. Yeah. Yeah.

[00:21:39] Liam: And I mean, we talked briefly just before we went live, but mm-hmm, what, what other platforms are out there, which do does this sort of thing,

[00:21:48] Moriya: as far as we know, and I just gave an interview to focus wire worldwide.

[00:21:53] Moriya: Nobody. Um, um, creates such a platform. So it's a triangle is a first to market. It's the only platform, uh, that, uh, first of all, that's outside of the USA that busy with selling or vacation homes. I dunno if you know, but in the United States, um, there's, um, um, the data of, of, of, of, uh, real estate is open to the public so everybody can know, uh, what's the price, uh, of, of the cottage next.

[00:22:23] Moriya: And how much it's been sold to, and who's living there. We don't have this in Europe and that's what makes our properties and the management properties even more sexy and interesting because the only information that can give, be given can be given from your side. And this is what creating like the, the super power and why I called it triangle.

[00:22:44] Moriya: Maybe you want to, I mean, it's a very sexy name. I was gonna ask . Yeah. but not because of. Uh, it's because, um, look, real estate is not new in their world. Right. We all know that real estate been there forever and ever, and they always been working. Let's see if you can see my finger. Um, in this sense, there was a buyer.

[00:23:07] Moriya: Seller and somebody over here, maybe in the, I don't know, in the Asian time they called it, called him, uh, I don't know, goat shepherd or whatever. Yeah. But today they call him, um, realtor or real estate, um, advisor or whatever. But nobody till today took an account. This person who is this person, that's the, this person is us.

[00:23:31] Moriya: Yeah. This person is, is the property manager who. Listen to this. This is the most important we have not only the key to the house. We have the key to the homeowner heart. We are big influencers on the people we are working with because we creating value and we are actually working most of us for free.

[00:23:53] Moriya: We're working on percentage in most cases. So we creating benefit, we're creating, uh, income and we are doing it for free. So for the new buyer, um, um, uh, the property manager is everything you giving the keys to the house. You can influence. And to make sure that the homeowner, the existing homeowner will say yes in, rather than to say, no, you coming from hospitality, you are probably speaking more than one language and you are able to, to, to, to, to work with triangle, wherever you are.

[00:24:28] Moriya: And you are the one that in case of a buyer say, I'm super serious. I want to see these two proper. Will we, or won't we, uh, open the door for him as a guest with a, as much as we can, um, a, a great price and let him stay in the property and, uh, and decide, and, you know, open the doors of the kitchen and see if maybe there's a trend that we didn't see in the pictures that passing through this property.

[00:24:53] Moriya: And we able to give this experience that no realtor in the world able to. And that's why it's called, uh, triangle, because I believe for the first time, the involvement of us in this, um, in this process is giving completely, completely different angle. Um, that suit. The way that people would like to look at buying and investing in properties in 2022, a hundred

[00:25:19] Liam: percent, it builds, um, to my mind, by us being involved as hosts, it builds the trust between the, the buyer, the seller to really know what figures and what they're investing in.

[00:25:30] Liam: And, uh, that time that you're saving. For both investors and also the benefits you bring into hosts as well. Uh, it's amazing. So, um, I'm sure there's people listening to this and, and watching the live, who, and I'd love for people to put it in the comments. [00:27:51] Moriya: On the, you know, you don't have to pay yourself, uh, so we can highlight it in a different way. It's also important, uh, to know that, uh, we have all kind of, of, of, of, uh, great features, uh, that you should have in mind, like the community of knowledge. I'm sure that if you are in your space and has to do, and, and, and, and in touch a little bit, the idea of, of real estate, you know, that there's like maybe not already involved with the property and, and, and there's a great tax advisor that you maybe know for experts that wants to buy.

[00:28:26] Moriya: If you are managing properties in, uh, in a leisure destination, you might ask, ask this question and maybe, you know, somebody or somebody doing. And financial advisory, uh, all this you can add from your, um, profile, uh, you can invite professionals, uh, doesn't matter if they are notaries or, uh, you know, expert experts or whatever, to our community with them.

[00:28:54] Moriya: In, in, in our process coming from your side, is there like giving your, uh, property, even extra powers and in case of, um, of, of, uh, investor interested of buying this, we will let them jump on the call. They will be able to share a little bit of their tips. They will, will be able to share their services and, and, and get, uh, more flourishing of, uh, the way we want everybody to enjoy in this sharing economy platform.

[00:29:19] Moriya: And of course, um, use. As many people and as many things that you have, like the floor plan is a must to show that it's serious. And, um, drones, videos, you know, we are not Airbnb. Use videos, use everything you. Um, and, and, and, and, and, and, and enjoy to, to, to see the great outcome of, of what coming from all this, because you'll be surprised to see how much you are creating, how much value you are creating actually for the homeowner.

[00:29:48] Moriya: And I think that you can use triangle even as a tool, just to show it also around for the existing homeowners about look, you may be not happy or satisfied, but look how much value I'm bringing for. It

[00:30:02] Liam: brings, it brings a whole new spoke to the, the kind of service and the wheel that, uh, that property managers, uh, provide.

[00:30:09] Liam: So I've just got two questions, which I'm sure people listening may, may ask. So, and I think I know the answer to these because we've, we spoke before, but if people have got individual tax laws or, or things like that in their location, is that something that they can put on the listings? So if there's individual, um, you know, uh, here traditionally mortgages are 80, 75%.

[00:30:33] Moriya: They can. Yeah. So you, you can, you can, you can, when you choosing the mortgage for, uh, you know, for triangle use the common average, um, mortgage in your area for, um, for foreigners mm-hmm , if we will see that you've been mistaken because we have some kind of knowledge, we. Edit it in your behalf. Uh, but don't, you know, if you will ask a banker, they will say, ah, but it's very, it's personal.

[00:31:00] Moriya: It's from 40% to 60%, 70%, we will take the common average one for somebody who's coming from another country. Now, if there's a limitation, this is exactly where it's very important to involve your, your, your colleagues from, you know, from the notary or from, from, from, from the text to give this, um, uh, Um, but under their name, we don't see their name, but you know, but they are professional.

[00:31:25] Moriya: For example, I'll give you an example in Switzerland. Um, 97% of the houses are for sale only for Swiss people. This is a huge problem. So nobody knows about investments in Switzerland, but imagine that the industry percent, they're all in touristic destinations and you still cannot. Um, which house is, you know, is, is, is able to be invested by, um, foreigner or not mm-hmm so suddenly in triangle investors can see all the properties that are managed and the are for sale.

[00:32:01] Moriya: And for them it's like, uh, it's like a gold mine. Yeah. And, but it's written very clearly. Hey guys, you are foreigners. You limited in Switzerland for 200 meters and not. Yeah. So all these houses are following these instructions. So if you know about limitation or benefit, like if you're coming from a country, like, I don't know, CPRO Greece, whatever.

[00:32:39] Liam: that's amazing that it's got those features on. And the second question, which I'd have, um, sometimes over here, we've got people who have got their main home and the holiday homes we manage are secondary buildings.

[00:32:50] Liam: Um, is, is that able to be listed with triangle still? Even if it's a ancillary sort of part of it. If they're looking to sell the main home, as well as the ANCI. Building, which has income coming in. Um, is that

[00:33:04] Moriya: something? Yeah, so, so you have, for example, we have few properties like this already in triangle.

[00:33:09] Moriya: Mm-hmm, where, you know, we are a showing the, the renting role of, for example, one house on the premises. Yeah, but actually there's a, a bigger, it's a mention or whatever. There's another, uh, property. And then the yield is looking a little bit said, you know, it's looking a little bit small because the price is bigger.

[00:33:28] Moriya: So we have a place in, in, in the way that you, uh, adding, um, uh, the property and maybe mention it to us. Uh, that's saying this property is made out of two or three. Um, uh, properties and so far only one being rented. So we will give the value of the other parts of, uh, of, of the properties included in the price.

[00:33:52] Moriya: So for example, uh, the, the house costs two and a half million, but you were managing only the one of the 800,000. We will give the other parts and. This listing is including another two houses that haven't been rented in a worth of one and a half million dollars, and we will give their details. So no problem.

[00:34:10] Moriya: We thought about everything and guys, you know, it's so new, uh, trier is not even existing three months and we have already more than 700 million worth 700. Dollars or euros, you know, today is the same, uh, worth of properties. So it's growing very, very fast. We'll be happy if you will be the first one in your, uh, destinations, uh, to bring, um, uh, you know, new countries into, into the platform and what I wanted to say more than that, it's fresh.

[00:34:41] Moriya: It's young. We. Uh, uh, be happy to hear from you about any other features, any other knowledge, any other fine tuning that you believe that will be beneficial for your work or for, uh, for, for, uh, the future, uh, buyer that we didn't pay attention to and will be happy to, to edit. [00:35:51] Moriya: comments? Yeah. Yeah. Just thought about something that we didn't discuss and it's, uh, it's actually a, a question that I hear often, um, you know, some property managers asking me, Hey, look, what if the house is actually not for.

[00:36:06] Moriya: And I say, this is a great moment to put it on, on triangle. We are not a real estate agency. So it means that if you have the trust, if the homeowner is saying, yeah, I'm not gonna put a sign outside. I'm not gonna list it with any realtor agency. But for you, let's put a, you know, I'm, I'm willing this price.

[00:36:27] Moriya: I will sell feel comfortable about it. And let's the homeowner feel comfortable about it as well. This is a close platform, only for people who's interested to buying houses with your management. So it's okay. And it's actually part of the beauties of what triangle is bringing is bringing off market.

[00:36:47] Moriya: Opportunities to buyers and that's what make them make it, make it more sexy for, uh, for, for, for, for investors to look into it. So don't hesitate. Don't think that the house for sale is the house that the owner put a sell, um, um, you know, add or, you know, um, or, or signed a contract with a realtor the other way, run, bring this knowledge before.

[00:37:13] Moriya: The real estate, um, uh, industry knows about it and let us be unique, you know, and we'll be surprised because setting up the price, we might get an offer that will surprise your, um, your homeowner and will make your position in front of him even, even greater. Um, so this is, uh, this is the one thing I really want to make sure that people understand that it's not have to be officially for.

[00:37:40] Moriya: As long as you know, that it is for sale and that you. You know, uh, not, not travel anybody's time for nothing. And you can really promote the sale of this property, um, in, in the right moment, definitely

[00:37:54] Liam: that resonates with me. Cause we've got owners who would sell at the right price, you know, ISN the investment, they they're enjoying the, uh, the extra income at the moment, but it's a case of, you know, if the right buyer was to come along, they'd, they'd happily, happily sell based on the, on, on it as an investment.

[00:38:10] Liam: So, uh, it's a great idea to reach out to these. Homeowners now, um, you know, before they turn around and say, well, we're just sticking on right. Move for a family

[00:38:19] Moriya: home. Yeah. And keep on telling them this is a closed, um, um, um, platform. So nobody will able to, to, to take this information or see it online. So they're completely safe when it's come to this, you can, uh, uh, refer to triangle as a.

[00:38:37] Moriya: Of real estate investors looking for high yield, uh, properties based on vacation rental. This is what it is. So it's like, I'll promote you within this club and get there. Uh, okay. And that's, uh, you are good to go.
