[00:00:00] Mark: Welcome back to the Boostly Podcast, and this is a book review of Profitable Properties by Mr Danny Rusteen when the book was announced that it's gonna be coming out, I was one of the first to put the pre-releases in cuz I was a massive fan of the first book, which was optimized Your BNB by Danny Rusteen and that's probably about seven years old.

[00:00:18] Uh, this is a nice, uh, book to accommodate this. And I'm gonna go into reasons why, uh, throughout this video, this podcast episode. But before we go any further, I just wanted to say thank you so much to every single one of you who has tuned into this podcast over the last seven, or eight years because we've just recently started to hit over a hundred thousand downloads every single month, which is un unreal.

[00:00:43] We've got such a large listenership over in America, obviously in the UK, uh, but we're also now starting to get more people to tune in from. Australia, uh, from New Zealand, South Africa, um, middle America, you know, even South America, and you know, the rest of Europe. And hello to the free people who currently tune in from, uh, Japan.

[00:01:03] Uh, it's, it's amazing to see so many people from around the world that are currently picking up this podcast. Uh, the video version as well. So YouTube, Uh, we're about to surpass 5,000 subscribers currently getting around 40 to 50,000 views every single month, which for when I first started doing Boostly, we had about a handful of people tuning in to grow to the numbers that it is, is unreal, but it also gives me the confidence that more people wanna find out about dire booking, about growing your hospitality business, your brand, without just solely relying on Airbnb.

[00:01:38] And this brings me nicely back to profitable properties in Danny's book. So if you don't know how to find it, go type in profitable properties, uh, on Amazon. And I've known Danny. So, disclaimer, I have known Danny since 2019. We met in person in Bali. Um, I was working at a resort, um, on a six-month contract, and I saw from Instagram, um, Danny was in, uh, Bali and, you know, we invited him to come to the resort, uh, to give a, you know, just a, a breakdown on the property.

[00:02:10] You know, we, we ex, we, we did a real good contra deal. He had to stay and we got to tap into his advice about Airbnb cuz he is one of the best on this whole platform when it comes to Airbnb. He used to work there. He is a massive fan of the platform. He has stayed in Airbnb consistently over the last, you know, three or four years.

[00:02:31] Nobody knows that platform. Um, better in my opinion than Danny. And when his first book came out, optimized my BNB, which is talking about your Airbnb business. You know, it, it went down really well. It sold over 75,000 copies, I think from the top of my head. And again, one of the, one of the go-to books in this book.

[00:02:50] I was really happy that he put this together because those of you that have, have read it or are reading it, you will know that chapter six in this book, lemme just scroll to it right now, uh, is all about direct booking. So it starts on page 2 97. And I, for one, never thought that Danny would be writing a chapter on direct bookings, but I would like to think that I've had a little, uh, a little say in this, little ways, if anything, from, um, the constant direct messages, the constant WhatsApps, the constant keeping talking about it to be able to, uh, Point him in the direction and, you know, again, full disclosure, we, uh, have been working together on and off for his Bell Monte penthouse, um, property that he has set up in Columbia Mein.

[00:03:38] Um, when he first put it together, we put together a very simple, uh, one-page Brucely website, um, just to show him what it would look like. Um, he then went on and hired another developer and he talks about it in, in the book, in, in here, uh, which is fair. But at the same time, you know, any dire bookings that were coming in, any, any questions that were coming in, You know, I'd get a WhatsApp and I, I remember getting his first WhatsApp when the first D booking came in.

[00:04:06] And, uh, you know, and, and it is, it is invigorating. It is thrilling. It, you know, feels like more of a win when you get that d booking. And, to have this chapter in the book. And again, coming up with some solid suggestions. Um, a part of the process is one to check out. My favourite chapter, um, though, is the one where it's talking about the property manager.

Do you need a property manager?

[00:04:27] Um, 4.9. So pages 2, 5 3 to 2 67. Do you need a property manager and how to choose a good property manager? Danny knows his audience well, and he knows there are a lot of people who will read this book that will maybe have one property. Or maybe even two properties, they own those properties and then maybe decide whether they want to get into this hospitality, lack the short-term rental lack, or are they just looking for total passive income?

[00:04:52] And so many people do that. Maybe they come into it going, yep, I want to give it a go. You know, maybe I'm in between careers. Maybe it is the, um, you're just part of that in your life cycle where you wanted to try something new. You may be lucky enough to have a second property that you own, or maybe there's an opportunity that's come up through a family member, et cetera, and you want to go down the route of short-term rentals.

[00:05:14] Um, but then you quickly decide that hang on a second, this is a lot more work than I thought it was gonna be. I wanna hand this off to an expert and that chapter in itself, that little segment, uh, I, uh, thought that, hang on a second. This is fantastic advice for, for everybody here because we're gonna get to a point in time in 2023, 2024, where people who got into this industry when it was at its peak, 2021, 2022, I currently start going, well, hang on a second.

[00:05:42] This is a lot harder than I thought. I don't want to be, you know, totally taking my eye off this other. A career that I have or this other big project. I want this to be passive and I want to hand it over to a property manager. Very good chapter on there. And, and a and a lot of the other things that we talk about in here, pricing, getting set up, getting started, amenities, features.

[00:06:03] You know, it's, it's stuff that, uh, Danny is talking about a lot on his channel. Loads of people have talked about it on their channels. But having in it, in this, this solid book, which again is, you know, 400 pages deep, nearly, uh, is really good. Good resource. Um, like I say, for me personally, what I love about this book is that it's, a natural progression in Danny's career.

[00:06:24] The book that he put together in, uh, whenever that was seven years ago. That's a different Danny from the Danny that we have today. And like I said, when I first met him, he was Mr Auntie Dire Bookings. You know, he put a very good argument ahead about why he should solely focus on Airbnb. But you know, I've stayed persistent as I have with many of the people in this industry to sort of show him the good side, show him the dire bookings side, and about building a brand that's not just on an Airbnb land.

[00:06:51] And you know what I got outta reading this book is that. You know, again, full disclosure, I know Danny, the progression in his, in, in, in who he is as a, as a, as a person, as a business owner and a host is fantastic for me to see. So a great book. Go and check it out. I managed to get it, uh, fully, um, read. In about two weeks, and I was doing it in little stints here and there, reading a chapter every morning already in like a couple of pages, 10 to 11 pages every morning.
