So I went searching on the interwebs. And I wanted to find out what was the most popular or most requested question on these websites where you ask questions such as Quora, etc. And the most requested question was, how do I make my Airbnb listing stand out. And I wanted to record this daily episode of the Boostly podcast to give hosts who are wondering this, the simple answer. Now if you've got to think about this, there's three important things that you have to do to make your listing stand out.

Get to know your ideal customer

You got to know who your ideal customer is your customer avatar we've spoken about so many times customer avatar, for those who don't know is your ideal guest, the main person you want to walk for that door, the one that walks through the door and gives you an instant five star review before they've even stayed at night. Those are your ideal guests, the ones that you just design your property in mind for, that's your customer avatar. So with that in mind, you got to make sure that you present your property on Airbnb, with your customer avatar in mind.

Your pitch

Let's go to number two, the pitch. The first thing that the eye gets drawn to isn't the price, they go pitches, then price and review. So make sure that the picture is the most important thing. That's how you make your property stand out. Think about your customer avatar think about what they would want to see what would stand out. And that is what you would do your USP your unique selling picture.

The title is very important

Don't put things in the title that the filters of Airbnb will give you. So if you have a two bedded property, when it is clear from the filters down that you will be able to sleep four people you've got two beds don't put two bed, you've got to be able to put things that will stand out that don't tell the guests the future potential guests. What is they've already done the search for So for example, if you have got fantastic Wi Fi, superfast Wi Fi and your ideal guest is those that are doing the workcations so digital nomads, etc. You could put ideal for digital nomads ideal staycation 100 megabyte Wi Fi speed private office, again, fantastic, large house, you know, whatever it could be get that into your title, what you want to do is you want to make your listing stand out and know that a key places to do it, obviously, and it goes without saying make sure that your amenities are up to date, log into your dashboard, go into your listings. It's very mundane and boring. But it's something you should be doing once a quarter if not once a month, or getting a member of staff to do it is to go and make sure that everything is updated. And that's not just Airbnb, we're talking about booking.com and talking about VRBO. You know, go do it on your website as well make sure things are updated. Because the more that you update, you'll get a bump in the algorithm. Airbnb, like Google, like any other platform loves fresh content, when you give them fresh content and you update your listing, then you're going to get rewarded in the algorithm, you'll get that little bump, a little tactic and tip, is to just turn on and off your pricing or turn on or off your listing, you know, it gives a natural bump in the system.

And again, Tiktok are doing this at the moment, they're given all-new creators just a massive bump of views. Because when you get like 1000 views on a video on a platform you've never used before you go, Oh, this is great. Let's stick around for more. But then literally, it's just given them a bump. And it gives a good bump to new users because they want more users to stick around. They don't want somebody to come onto the platform, get nothing and then bounce and go elsewhere. So bear that in mind.

So this is how you make your property stand out. And the main takeaway is to make sure that you do not fall for the trap that so many hosts do. Don't try and appeal to everybody because if you appeal to everybody you appeal to nobody. Think of your customer avatar think of who your property is best for and work around and if you want to find out more about customer avatar.
